Flood Insurance Set To Lapse (Again?)
Flood Insurance Program is about to lapse again…
Does this make any sense at all?
Congress periodically needs to reauthorize the National Flood Insurance Program and has not yet done so. If the program lapses, it will be the second time this year. Lenders that are making “Federally Related Mortgage Loans” may not be able to fund (close) a loan where the property is located in a Special Flood Hazard Area (SFHA) (the 100 year flood plain) unless flood insurance is in place. Only the National Flood Insurance Program can issue flood insurance policies that meet the requirements. So… if the NFIP is not re-authorized, the loans on properties that are in a SFHA may not be able to close (even if the Fed says it’s ok, there’s still the issue of how the secondary market and the FHA and VA may view the lack of insurance).
That leaves people who are trying to 1) refinance or 2) purchase, up the proverbial creek unless they have a policy in place. And, if they do close on those loans pending the re-authorization and issuance of flood insurance, the buyer/homeowner has no or inadequate insurance coverage (not reassuring is it?).
The impact in the Corvallis, Philomath, Albany, Oregon market is minimal but could still affect some future and current homeowners. However, there are markets all over the US that will feel a pinch if this situation isn’t dealt with and soon. Ripples in other markets, can affect us all.
So what’s the big hold-up?
Meanwhile, homeowners that are in need of flood insurance (new policy, renewal or coverage increase) would be well served to get it in place before the end of the month…
