Breaking News | First Time Homebuyers and others

There was a lot of chatter on the news (and real estate blog sites and on-line news posts) yesterday and this morning about extending and possibly expanding the (first time home buyer) tax credit. Most news reports did not make it clear that the agreement reached by Senate leadership has not found its way into an existing bill or a stand alone bill. That may be resolved today. Once a bill passes the Senate, it still must go to the House for concurrence; and then has to be signed into law by the President. In other words, any action has a long way to go before it becomes law. The action in the Senate yesterday was good news and significant; however, this is not yet a done deal. If you support extending and/or expanding the tax credit, now is the time to contact your senators and congressmen to let them know how you feel.

A side note: Jobs are important; statistically every home transaction brings into the local community approximately $63,000. That movement of money can help improve the local economy.

Agree or disagree, this is an important issue for Real Estate Agents and those concerned with the Corvallis, Albany and Mid-Willamette Valley market.

If some form of this bill passes, I would expect to see some movement of Buyers and Sellers in the Corvallis, Oregon and Albany, Oregon markets. More first-time home buyers will have time to enter the market, and the move-up buyer will be in a better position to purchase in the Luxury Home Market; creating demand at all levels.

Holiday Happenings In Downtown Albany

Christmas TreeThe 2009 holiday season is fast approaching. Here are some of the ways the downtown Albany Oregon is celebrating this season. Check out the holiday fun!

“Unwrapping Downtown!”- November 5th

Shops within downtown Albany will hold a Christmas open house from 5pm to 8pm. Shops will also be revealing their elaborate holiday window displays all through downtown.

“Downtown Open House”- November 6th and 7th

A great time to start that early holiday shopping. The downtown Christmas open house continues both evenings from 5pm to 8pm.

Veterans Day Parade- November 11th

Held downtown at 11am. Afterwards enjoy lunch at one of the several downtown eateries and an afternoon of festive shopping.

Kids Craft Day- November 28th

Take advantage of some alone shopping time during this event hosted by Albany Parks and Recreation Department and ADA. Drop them off at the Senior Center from 10am-1pm or 2pm-5pm. Cost is $5 per child and is refundable with a downtown receipt.

Downtown Twice Around Parade- December 5th

Held downtown at 4:30pm. Afterwards take part in the annual tree lighting and free holiday concert at the Venetian.

Stay Out Late Winter Walk- December 12th

Downtown stores will be open until 8pm. Head down for some dinner and little bit of shopping. Carolers and Father Christmas will also be there, so come partake in the festivities.

Christmas Parlour Tour- December 13th

From 2pm to 7pm take a tour of the historic homes of Albany, all done up for the holidays. Tickets are $10 per person and $8 for seniors or groups of 10 or more.

Free Holiday Movie- December 19th

Come see “It’s A Wonderful Life” at Pix Theater, 2:30pm.

Community Sing-A-Long- December 24th

A Christmas Eve tradition. Join us at the decorated sanctuary of Whitespires Church. Refreshments are available afterwards.

Chinese Drywall; Not yet an Issue in Corvallis or Albany, Oregon

If you’ve been around real estate a while, you know that there are issues with materials and products used in the construction, repair and remodel of homes.  In recent years hot buttons in construction defects have been  found in man-made wood composite (multiple brands were affected), then EIFS1 (EIFS stands for Exterior Insulation and Finish Systems–also known as synthetic stucco), roofing materials, heating systems, wall heaters, and many, many more.  Now, there’s a new problem; Chinese drywall. Reportedly, this product imported from China creates an atmosphere of destruction to many components of a home, smells and can (reportedly) make people sick.  This is an issue that bears watching.  For more information about this issue, see http://www.chinesedrywall.com/

A note to the local market:  So far, there has been no impact on the Corvallis, Oregon and Albany, Oregon markets.  Monitoring of the progress and impacts of this product is warranted.

Albany’s Northwest Art & Air Festival (2009)

Come join us this weekend at Albany’s Northwest Art & Air Festival! August 28-30th at Timber-Linn Memorial Park & Albany Municipal Airport in Albany.


Lots to do and see! Admission is free, but parking is $5. We have everything going on including hot air balloons, plane rides, food, microbrews, & wine, kid’s art activities, music, art, dance, car shows and more! Mainstage music includes Curtis Salgado on Friday night and Creedence Clearwater Revisited on Saturday night. Road Closure Notice for Albany Oregon

As you try to navigate the Albany, Oregon area in the next few months, you might want to plan for some road closures.  It will be nice to have the work done, but you may want to be careful about planning for detours and delays.  Here’s the notice that I received:

The Oregon Department of Transportation (ODOT) has contracted with North Santiam Paving Company to perform work in the City of Albany using 2009 American Recovery and Reinvestment Act (ARRA) federal stimulus funding. WHPacific, Inc., consulting engineers for ODOT, will be supervising this work with assistance from the City of Albany.
